• First, complete identity verification to create your account.
• If you have a mobile phone with a Korean carrier: sign up with mobile identity verification.
• If you don't have a mobile phone with a Korean carrier: sign up with passport verification.

2) Search units
• Enter the area you want in the search bar at the top to browse units.
• Use the [Map] menu to check each unit's location more precisely.

3) Lease
• Once you find a unit you like, contact the landlord or send a lease request.
• When the landlord approves the lease and you complete the payment, the lease is confirmed.

4) Move-in / Move-out
• Once the lease is confirmed, move in on the scheduled date and move out on the lease end date.

1) A securely recorded lease process
• Leases signed through 33m2 carry the same legal effect as a residential lease agreement, and the entire lease process and terms are recorded and stored in our system.
• You can review the lease details whenever needed, so they can serve as evidence in the event of a dispute.

2) Escrow payment system
• The amount paid at the time of the lease is managed in escrow, held by 33m2 until the tenant's move-in is confirmed.
• The funds are paid out to the landlord only after the move-in is properly confirmed, preventing damage from fraudulent listings or unreachable landlords.

• Both landlords and tenants must complete identity verification before they can transact.

How is a short-term lease different from a typical real estate lease?

A short-term lease is a residential lease agreement in the same sense as jeonse and monthly rent — Korea's most common types of housing leases — where you lease a home for a period of less than one year.

• Jeonse: A uniquely Korean lease arrangement where you entrust a large lump-sum deposit to the landlord at the time of the lease, live in the home without paying monthly rent, and receive the full deposit back when you move out.
• Monthly rent: An arrangement where you live in the home paying rent every month, along with a certain deposit.

Just like jeonse and monthly rent, a short-term lease is an arrangement where the landlord and the tenant sign a lease agreement, and the tenant lives in the home for the lease period and then moves out.

The difference lies in the lease period. While jeonse and monthly-rent leases are usually signed in 1–2 year terms, a short-term lease lets you flexibly choose the lease period for exactly as long as you need. This makes it especially well suited to temporary stays for a set period — such as long business trips, studying abroad, visiting family, or traveling in Korea.

Even without a separate paper contract, 33m2 clearly records the lease terms between the landlord and the tenant through an electronic contract, and this electronic contract carries the same legal effect as a paper contract. All lease terms and the entire process are securely recorded and stored on our servers, and can be used as official documentation to prove the lease when needed.

Can I view the unit before signing the lease?

33m2 is a contactless-first service, so you can check a unit's condition and sign a lease through the photos and detailed descriptions on the listing, without visiting in person.

If you do need to visit the unit before signing, you can use [Chat] on the listing page to discuss whether a visit is possible and coordinate the schedule with the landlord. Pre-visits proceed only with the landlord's consent.

I want to change my lease schedule.

Accepted Answer

If you'd like to adjust your move-in date due to a schedule change, you can request a change any time before your move-in date.

However, the total lease period must stay the same — only the move-in and move-out dates can be adjusted. Changes that lengthen or shorten the lease period itself are not possible.

The change process is as follows.

• Landlord steps

Once you request a schedule change in the app, the landlord needs to review the request and approve or decline it.

There is no additional charge for changing your move-in date.

Can I complete move-in registration (전입신고)?

Move-in registration (전입신고) is a Korean administrative procedure for registering your address with the local authorities after moving to a new residence, and it applies to tenants who are Korean nationals.

Due to the nature of short-term leasing, move-in registration is often difficult for the units listed on 33m2. However, depending on how the landlord operates the unit and the purpose of the lease, some landlords do allow move-in registration as an exception.

Question 11

Can the leaseholder and the actual occupant be different?

Accepted Answer

On 33m2, a lease is possible even when the leaseholder and the actual occupant are different. This includes cases where a family member stays on your behalf, or the unit is used as employee housing. However, since leases are signed contactlessly, please be sure to follow the steps below for a safe transaction.

1) Discuss with the landlord in advance
• Before sending a lease request, let the landlord know through [Chat] on the listing page that the actual occupant will be different.

2) Share the actual occupant's information
• The actual occupant's contact information must be shared for move-in instructions and emergency contact.
• Please share it with the landlord directly via chat.

Before signing a lease, you can reach the landlord via [Chat] on the listing page. Once the lease is complete, the tenant's and the landlord's contact information is shared with each other, and you can find it in the app through the path below.

Question 13

I haven't received move-in instructions.

Accepted Answer

Move-in instructions are usually sent by the landlord one day before, or on the morning of, your move-in date. If it isn't that time yet, the instructions may simply not have been sent.

If your move-in date is approaching and you still haven't received any instructions, please contact the landlord directly. You'll be able to get the move-in details quickly.

Question 14

I'd like to know the move-in and move-out times.

Accepted Answer

33m2 has no move-in/move-out time rule that applies to every unit. As with typical residential leases in Korea, move-in and move-out times are set through discussion with the landlord.

Because each unit is run differently, the landlord provides the move-in and move-out times individually after the lease is confirmed.
Please follow the times you're given.

In general, move-in tends to be in the afternoon and move-out in the morning. If you need to adjust your move-in or move-out time, contacting the landlord in advance will help everything go more smoothly.

What should I do if the unit's condition differs from the listing after move-in?

Accepted Answer

If the unit's actual condition after move-in clearly differs from the description provided on 33m2, first notify the landlord and ask them to resolve the issue. If key conditions differ and it's difficult to reach an agreement with the landlord, you can request a lease cancellation.

How do I handle trash when moving out?

When moving out, please dispose of your trash yourself, following the landlord's instructions. 33m2 is a short-term lease service for residential housing, so unlike accommodation or hotel booking services, trash collection is not included.

Checking the items below one more time before moving out will help everything go smoothly.

• Check that heating/cooling and other electrical appliances are switched off.

How much is the deposit?

Accepted Answer

The 33m2 deposit is fixed at KRW 330,000, regardless of the unit's rent. With a much lower deposit burden than typical residential leases, you can sign a lease without worrying about a large lump sum. However, for gosiwons (small residential facilities leased by the room), a deposit of KRW 100,000 applies in accordance with our operating policy. 1) Unit condition check
: After move-out, the landlord checks the unit's condition (damage, stains, missing items, etc.).

2) Move-out confirmation
: If there are no issues after the inspection, the landlord confirms the move-out in the app.

3) Return processing
: As soon as the move-out is confirmed, the deposit return proceeds according to your payment method.

Is my deposit protected securely?

Accepted Answer

Yes. For secure transactions, 33m2 uses an escrow payment system in which a third party holds the funds first. The deposit you pay at the time of the lease is not passed to the landlord — 33m2 holds it securely until the lease ends.

This prevents the deposit from being used or handled unilaterally during the lease period, and once the lease ends normally, the deposit is returned to the tenant after move-out according to the set process.

I haven't received my deposit back yet.

Accepted Answer

The deposit return process begins after the tenant moves out, once the landlord checks the condition of the home and confirms the move-out inspection.

It usually takes the landlord a little time to check the unit after move-out, so in some cases the return can take a while. If there are no particular issues compared to when you moved out, the deposit is returned in full. However, if matters requiring settlement are found — such as damaged facilities or missing items — the return may be delayed or partially deducted depending on the landlord's confirmation and the settlement process.

If you feel the deposit return is being delayed, first ask the landlord whether the move-out inspection has been completed. If the issue isn't resolved, contact the 33m2 Help Center. We'll review the situation and guide you through the next steps.

Question 23

I got a notification that my deposit was returned, but I haven't received it yet.

Accepted Answer

If you've received a deposit return notification, the return has already been fully processed on 33m2's side.

If you paid by bank transfer, first check whether the returned amount has been deposited into your registered account.

If you paid by card, the deposit is processed by canceling the card authorization (partial cancellation). Even after 33m2 completes the return, it may take time for the refund to appear in your actual card statement, depending on the card issuer.
• Korean cards: May take up to about 7 days.
• International cards: May take 30 business days or more, depending on the overseas card issuer's processing procedures.

If the returned amount still doesn't appear in your card statement or bank account after some time, please contact your card issuer or bank for more accurate information.

Question 24

If I move out early, will my deposit be returned right away?

Even if you move out early, your deposit is returned once the landlord completes the move-out inspection. The return is processed according to the payment method you used.

Is someone suggesting a direct bank transfer to "save you the fee"? If you transfer money directly to the landlord or pay outside the service instead of using 33m2's escrow payment system, the terms and process of your lease cannot be stored on our servers. In that case, if a dispute arises between you and the landlord, it will be difficult for 33m2 to help — so please always make your payments through 33m2.

Can I pay with an international card?

How do I pay in installments (interest-free) with my card?

Accepted Answer

If you pay with a Korean credit card, installment payments are available.
When you select your card issuer at the payment step, you can immediately see the installment plans (number of months) and any interest-free promotions offered by that issuer.

•  International cards cannot be used for installment payments and can only be charged in a single payment.
•  International card payments are processed in Korean won (KRW), and the actual amount charged may vary depending on the exchange rate applied by your card issuer.

How do I check my payment details?

Question 29

Can the payment deadline be extended?

Accepted Answer

If you don't complete your payment within the payment deadline, the lease is automatically canceled. If you'd still like to proceed with the lease, send the landlord a new [Approval Request] and start the lease process again from the beginning.

• Even while your payment deadline is still open, if another tenant completes payment first, the unit may be leased on a first-come, first-served basis.
• If you've found a unit you love, we recommend completing your payment as soon as possible.

Question 30

Can I split the payment?

Accepted Answer

On 33m2, the charges for your entire lease period are paid in a single payment. The deposit and the charges are paid together, and the lease is confirmed once payment is complete.

If the payment amount feels like a burden, try signing a shorter lease first and then using the Lease Extension feature. You can add more time to your lease while you're staying, and there is no limit on the number of extensions.

Question 31

I'd like to know about the service fee.

Accepted Answer

A service fee of 9.9% of the total charges (rent + maintenance fee + cleaning fee) is applied per lease. (Deposit excluded, VAT included.)

How do I request a cash receipt or tax invoice?

Accepted Answer

1) Receipts for housing rent
• For the housing rent, you can ask the landlord to issue a handwritten or informal receipt (a non-official receipt that is not a cash receipt or tax invoice), which simply confirms that the transaction took place.
• In Korea, housing rent is exempt from VAT, so a cash receipt or an electronic tax invoice generally cannot be issued for it.
• However, if the landlord of the unit is a general taxable business (such as a hotel), a cash receipt or electronic tax invoice may be available — please check directly with the landlord.

2) Receipts for the 33m2 service fee
• For the 33m2 payment service fee, cash receipts and electronic tax invoices can be issued.

Can I change my cash receipt or tax invoice information?

If the receipt has not been issued yet, you can change the receipt information yourself on the Lease Details page.

If the receipt has already been issued, contact the Help Center on the same day it was issued, and after review by the team in charge, we will help you reissue it with the corrected information.

I want to cancel my lease.

Accepted Answer

You can cancel your lease any time before your scheduled move-in date. However, a cancellation penalty may apply according to the unit's refund policy.

How to cancel a lease
1) Open the 33m2 app > [Leases] menu > Select the lease
2) Select the [Cancel Lease] button at the bottom of the screen
3) Check the estimated refund amount, then submit your cancellation.

Refund policies on 33m2 can differ from unit to unit, and you can check them in the locations below.

1) Before the lease: on the listing page
You can check the 'Refund Policy' at the very bottom of the listing page at any time. Please be sure to review it before signing a lease.

2) After the lease: on the Lease Details page
Open the 33m2 app > [Leases] > Select the lease > Check the 'Cancellation & Refund Policy' at the very bottom

Question 36

I received a lease cancellation request from the landlord.

Accepted Answer

If an unexpected problem occurs with the living space — such as heating issues or a water leak — the landlord may cancel the lease for the tenant's safe and comfortable stay.

When the landlord cancels the lease, you are compensated with a cancellation penalty according to the Cancellation & Refund Policy. Once you provide the bank account to receive the penalty, we will collect it from the landlord and deposit the full amount to you.

Question 37

How is the penalty for a landlord's cancellation calculated?

Accepted Answer

When a lease is canceled, the cancellation penalty rate under the unit's refund policy applies.

If the lease is canceled for reasons on the landlord's side, the lease is fully canceled and refunded, and the cancellation penalty borne by the landlord is passed on to the tenant.

Can I use the service without signing up?

Accepted Answer

Yes. You can search and browse units in the 33m2 app without signing up. However, to actually sign a lease or communicate with a landlord, you'll need to sign up with identity verification.

Can overseas residents use 33m2?

Accepted Answer

Foreign nationals and overseas residents can also use 33m2. Note that identity verification is required to use the service.

If you have a Korean mobile number, you can sign up easily with mobile identity verification. If you don't have a Korean mobile number, please sign up with passport photo verification.

Question 40

Can minors use the service?

Accepted Answer

Minors cannot use 33m2 on their own. Minor status is determined under Korean law regardless of nationality, and anyone under 19 is considered a minor. Stays where a minor lives in the unit without an adult guardian are not permitted.

However, use is possible when a parent or legal representative is the leaseholder and stays together with the minor. Even in this case, the lease and payment must be made in the name of an adult who has completed identity verification.

If a minor will be staying in the unit, please inform the landlord of everyone who will actually be living there (including the minor) and get the landlord's consent before signing the lease.

I want to edit my account information.

Here's how to edit your account information and change your password.

1) Editing personal information
• Path: Open the 33m2 app > [My] > [Account Information]
• Change the items you need to update, then save.

2) Changing your password
• Path: Open the 33m2 app > [My] > [Account Information]
• Enter a new password and confirm the change.

I haven't received the verification email.

Accepted Answer

If the verification email hasn't arrived, the cause is more likely one of the situations below than a system error.
Please check the following items in order.

1) Check your spam and promotions folders
- Your email provider's own filtering may have sorted the email into the [Spam] folder.
- If you use Gmail, the email often lands in the [Promotions] or [Updates] tab, so please be sure to check there.

2) Check for typos in your email address
- Double-check the address you entered at sign-up for small typos, such as naver.con (missing m) or gmai.com (missing l).

3) Check your blocked senders list
- Check whether you have previously reported 33m2 emails as spam or blocked them.
- If so, unblock them, add our sending address (33m2@spacev.kr) to your allowed senders, and try resending the email.

4) Full mailbox
- If the mailbox you're using (Naver, Gmail, etc.) is full, new emails cannot be delivered.
- Delete unneeded emails to free up space.

5) Temporary delivery delays
- Depending on network or server conditions, email delivery can be delayed by about 1–5 minutes.
- Wait 2–3 minutes, then tap the [Refresh] button.

Can I change the email address I signed up with?

• A verification code is sent to your new email address. Enter the code within 5 minutes to complete the change.

2) Changing it through the Help Center
• If you're unable to make the change in the app, please send a request through [1:1 Support] in the app.
• A verification email is sent to the new email address you provide. Tap [Complete Verification] in the email to finish the change.
• Information needed: your current email, your new email, and identity check information

How do I delete my account?

You can delete your account directly in the 33m2 app.
• Path: Open the 33m2 app > [My] > [Account Information] > [Delete Account]

However, to make sure your transactions are closed out safely, all of the conditions below must be met before the account can be deleted.

※ Check before deleting your account
• All ongoing and upcoming leases must be ended.
• If you have units listed as a landlord, please switch those listings to private.

If you've met the conditions above but still see a notice that the account cannot be deleted directly, a system holding period for deposit settlement and follow-up processing may be in effect. In that case, try again 10 days after your lease end date, and you'll be able to complete the deletion normally.

Re-signing up is restricted for 30 days after account deletion.
