Upon entering the unit on the 5th floor, you are greeted by a massive, floor-to-ceiling built-in cabinet; it offers ample space not only for shoes but also functions like a storage closet. Although compact, the room is fully equipped with everything you need—a rare find in Gangnam that offers exceptional value for money. It is a unique space where the boiler room and laundry area are located on the balcony; I have fond memories of how convenient it was to quickly stash away clutter whenever guests dropped by unexpectedly.
It is located about a 10-minute walk southeast of Yeoksam Station (Exit 1). Transportation is convenient, as the bus stop is just a 2-minute walk from the accommodation.
Once the contract is finalized and the previous tenant has moved out, we will either change the code to one of your choice or provide you with the existing code.
There is a coin laundry right next door, which is very convenient. Restaurants and bars are located on the next block, so it is quiet at night. It is situated on a wide street—not a narrow alley—where two cars can easily pass each other, so you can feel safe at night. The ground floor is a parking area, and the main entrance requires a passcode for access. There are two CCTV cameras on each floor for security. Unfortunately, please note that there is no elevator; this is why the 5th-floor unit is the most affordable. The available unit is currently on the 5th floor. It is located behind Hana ENT Clinic, with CU and GS convenience stores within 50 meters, and Severance Hospital is also within walking distance.
The monthly maintenance fee of 200,000 KRW covers both general building management costs and utility charges. The 100,000 KRW management portion covers internet, TV, electricity for common areas, cleaning services, and repairs, while the utility portion covers electricity, water, and gas. This total applies when the utility accounts have not been transferred to the tenant's name. Please note that any utility charges exceeding the 100,000 KRW allowance will be billed separately (costs usually remain under 100,000 KRW unless the air conditioner and heating system are used simultaneously).
